A small Northern Cape village is heading to auction, giving buyers a shot at owning an entire Karoo settlement in one deal. Middelpos, located on the R354 between Sutherland and Calvinia, will be sold through a timed online auction in May 2026. The property is being marketed as a single 103,260-hectare holding rather than a group of separate erven or buildings.

What is Included in the Deal

According to the listing detail, the sale includes a hotel, shop, factory building, hall, old post office and three dwellings said to be in good condition. It also includes a strong borehole and 4.75 hectares of irrigable land, which adds real value in a dry Karoo setting where water matters. The property has been pitched as suitable for residential, commercial, manufacturing and tourism uses.

Why Middelpos is Drawing Attention

This is not being sold as a ghost town. Middelpos is described as an operating village and a known stop for travellers moving through the Upper Karoo. Its position near Tankwa Karoo National Park also boosts its appeal, because the village serves traffic flowing through a remote tourism route that has grown in profile. Home & Hectare, the agency handling the sale, says Middelpos has kept its original Karoo character and remains largely untouched by mass tourism.

Deep Roots in South African History

Middelpos traces its origins back to 1860, when Daniel Tomlinson established a trading store after buying part of the farm Stinkkuil. After his death, the Sher family took over and built the business into a service hub for surrounding districts including Sutherland, Calvinia, Williston and the Tankwa Karoo. The village also carries literary and family links to the late Sir Antony Sher, whose novel Middlepost drew on that history.
